I Had 47 Dead Leads. This Prompt Brought 11 Back.

Six years ago, I sat in my office at 9:30pm eating cold takeout and staring at a CRM with 200-something names I hadn't touched in months. Every one of those names had raised their hand at some point. Asked a question. Came to an open house. Clicked "Request Info" at 2am while they were probably doom-scrolling Zillow.

And I had done nothing with them.

1. References something specific from our last interaction (what they asked about, the property they viewed, the neighborhood they mentioned)
2. Does NOT apologize for the delay or say "just checking in"
3. Offers one small piece of value: a recent sale in their target neighborhood, a rate update, a new listing that matches their criteria
4. Ends with a low-pressure question they can answer in one sentence

Tone: Warm but not pushy. Like someone they had a good conversation with a while back and genuinely thought of them. No urgency. No "don't miss out." No fake scarcity.

Alright, friend. Here's what I learned after running this thing a few dozen times.

First, the magic is in rule number two. "Just checking in" is the phrase that gets your email deleted before the second sentence. And apologizing for the gap just reminds them how long it's been. Skip it entirely. Walk back in like you never left.

Second, that value piece doesn't need to be earth-shattering. "A 3/2 on Maple closed $15K over ask last week" takes you eight seconds to look up and gives them a reason to reply. Agents overthink this part. Just hand them something small and real.

Third, the low-pressure question is everything. "Still thinking about that neighborhood?" beats "Are you ready to buy now?" every single time. You want a reply, not a commitment.

I ran this on 47 leads I'd mentally buried. Eleven replied within a week. Two are now clients. One closed last month. The other nine are back in the pipeline where they belong.

Try this tonight. Pick your ten oldest leads. The ones you've been avoiding because the guilt stings a little. Paste them into ChatGPT with this prompt. Hit send on whatever comes back. Do not overthink it. Do not rewrite it eight times. Just send.
